Moving to North Texas: A Local Relocation Guide

Moving across town or across the country? Start with the community, commute and true cost of ownership—not just listing photos.

How to choose a North Texas community

The right location depends on your daily commute, budget, preferred home style, and the way you want to live. Compare specific neighborhoods, not just city names.

McKinney

McKinney combines established neighborhoods, newer developments, and a historic downtown. Compare home age, lot size, neighborhood amenities and the drive to your workplace.

Frisco

Frisco offers major sports and entertainment destinations, employment access, shopping and a variety of residential neighborhoods. Housing costs and neighborhood fees can vary significantly.

Prosper

Prosper offers newer residential communities and areas with more spacious surroundings. Ask about HOA obligations, special taxing districts where applicable, and future development.

Celina

Celina attracts buyers exploring new construction and growing communities. Review road projects, nearby construction, and the commute from the specific address.

Anna

Anna provides options in northern Collin County with access to US-75. Compare it with Melissa and other nearby communities for housing, commute and everyday amenities.

Rockwall and Heath

Rockwall and Heath offer access to Lake Ray Hubbard and a range of residential settings. Some Heath neighborhoods feature custom homes and larger lots. Check I-30 travel conditions at your normal commute time.

Five things to compare before buying

  1. Actual commute: test weekday driving times, tolls and alternate routes.
  2. Total payment: consider taxes, insurance, mortgage insurance if applicable, and HOA dues in addition to principal and interest.
  3. New construction vs. resale: compare builder incentives, warranties, inspection options, timelines and established features.
  4. Rules and development: review deed restrictions, HOA documents, special assessments and future construction.
  5. Lifestyle: think about space, pets, recreation, family and everyday errands.

Relocating from another state?

Buyers arriving from New York or elsewhere may notice differences in property taxes, insurance, utilities, construction and closing procedures. Texas has no individual state income tax, but property-specific ownership costs still matter. Confirm actual taxes and insurance estimates before setting a budget.

If you are purchasing from out of state, ask about video showings, property disclosures, inspections, financing milestones, and closing logistics. School assignments and boundaries must be verified directly with the applicable district.

Community information is general. Independently verify school assignments, taxes, insurance, commute times, HOA rules and property-specific information.

Choosing a North Texas community: questions worth asking

For an out-of-state move, compare the exact home address rather than judging a city by its name alone. Drive times can vary sharply by route, departure time and toll-road access. Check commutes to the actual office at the times you expect to travel.

Compare more than the advertised home price: request address-specific estimates for property taxes, homeowners insurance, HOA dues, special assessments or taxing districts where applicable, and utility expenses.

Established neighborhoods and new subdivisions can have different tradeoffs. Ask about construction activity, lot sizes, tree coverage, nearby commercial development, deed restrictions and maintenance responsibilities.

For buyers relocating from New York or other states, plan a remote-first process: discuss financing early, identify inspection and option-period expectations, review disclosures and deed restrictions, and schedule in-person verification before making irreversible decisions.
